The Lease is a net lease. This Lease could be reconfigured to address commercial property situations other than restaurants by removing the provisions addressing liquor license issues and exclusive property occupancy as a restaurant property.
Note that the base rent in Article 3 is predetermined for a number of years with increases built in, rather than having the increases be entirely dependent on cost of living changes. The Tenant wanted some certainty about rent cost here.
